Chapter 5: The Loan Against My Life

Daniel took a step backward.

"No.""

Rebecca held her phone in one hand.

"The bank has identified the applicant as Daniel Robert Hale.""

"That's impossible," he said.

I stared at him.

"Is it?""

He shook his head.

"Mom, I didn't submit any loan application.""

Victor let out a quiet breath.

Then he looked toward Lorraine.

She was standing near the guesthouse entrance, her face rigid.

Rebecca noticed the exchange.

"Mrs. Whitmore, do you have anything to say?""

Lorraine lifted her chin.

"I don't know anything about a bank loan.""

Daniel turned toward her.

"You told me there wouldn't be any debt.""

Lorraine's eyes narrowed.

"Daniel, not now.""

"No. You said this was just a restructuring.""

"Lower your voice.""

"Did you tell Victor to apply for a loan using my name?""

Lorraine looked at him as though he had become a child misbehaving in public.

"You're getting emotional.""

Daniel stepped toward her.

"Answer me!""

Claire grabbed his arm.

"Daniel, stop shouting and tell us what happened.""

He looked at his wife.

Then at me.

Finally, he lowered his head.

"Victor said there was an investment opportunity.""

I felt my fingers go cold.

"What investment opportunity?""

Daniel rubbed his forehead.

"He said a company was interested in acquiring the property after the transfer. The company would pay around twelve million.""

"Who would receive the money?""

He didn't answer.

Rebecca stepped closer.

"Mr. Hale, I need you to be specific.""

Daniel swallowed.

"Whitmore Estate Holdings.""

Lorraine snapped.

"That's not what we discussed!""

Everyone turned toward her.

Daniel stared at her.

"What did we discuss, then?""

Lorraine opened her mouth.

But Rebecca interrupted.

"Enough. We are not going to resolve this by shouting. I want the bank's application preserved, and I want confirmation of every document submitted.""

She turned toward Victor.

"Did you prepare the financing application?""

Victor shook his head.

"I only introduced Daniel to a lender.""

"Which lender?""

"Northbridge Private Capital.""

Rebecca wrote the name down.

"Did you provide them with the property deed?""

"No.""

"Did you provide a copy of the trust agreement?""

Victor hesitated.

"Daniel did.""

I looked at my son.

"Daniel?""

He closed his eyes.

"I gave him a copy.""

"When?""

"About three weeks ago.""

"Why?""

"Because he said he needed it for the insurance renewal.""

I felt a sharp pain behind my ribs.

The insurance renewal.

I remembered signing the annual insurance documents in September.

I had asked Daniel to collect the paperwork from the study because I was recovering from a long trip.

He had promised to return everything.

I had trusted him.

"Did you give Victor the original trust agreement?""

"No. Just a copy.""

"Did you give him the deed?""

Daniel nodded.

I looked at him for a long moment.

"Why would you give a stranger the deed to my property?""

"He said the lender needed it to evaluate the investment.""

"Your investment?""

"Our family's investment.""

I almost couldn't speak.

Rebecca took out her phone.

"I'm contacting the bank's fraud department.""

Lorraine stepped forward.

"That's unnecessary.""

Rebecca turned.

"Why?""

"Because no money was released.""

"That doesn't make the application legitimate.""

"Daniel was trying to secure his family's future.""

I looked at her.

"By using my house as collateral?""

Lorraine's voice rose.

"You have more money than you could ever spend! What exactly are you afraid of?""

The question hung in the cold air.

I looked at her.

Then I answered quietly.

"I'm afraid that I raised a son who believes my money belongs to him.""

Daniel's face crumpled.

"Mom...""

I turned away.

I couldn't look at him.

Not then.

Rebecca stepped aside to make a call.

Claire walked toward the stone bench beside the guesthouse.

She sat down slowly.

Her hands were shaking.

"Daniel," she whispered, "tell me you didn't know about the company.""

He sat beside her.

"I knew Lorraine had created it.""

"Why?""

"She said it would help manage the estate.""

"Why would you agree?""

He stared at the ground.

"Because I thought it might solve everything.""

"Everything?""

"Our financial problems.""

Claire looked at him.

"What financial problems?""

Daniel said nothing.

Her expression changed.

"Daniel, what financial problems?""

He finally spoke.

"The business is struggling.""

Claire shook her head.

"You told me everything was fine.""

"I didn't want to worry you.""

"How long?""

He looked away.

"Almost a year.""

Claire stood abruptly.

"Almost a year?""

"Please don't do this here.""

"Do what? Ask why my husband has been hiding our financial situation?""

Daniel reached for her hand.

She pulled it away.

I watched them, remembering the day I had first bought the mansion.

Daniel had stood in the foyer with Ethan in his arms, looking up at the chandelier.

"Mom, I promise I'll make you proud," he had said.

I had kissed his cheek.

"You already do.""

Now I wondered whether he had ever understood what those words meant.

Rebecca returned.

"The bank has frozen the application pending verification. No loan was issued, and the property was not used as registered collateral.""

I exhaled.

"Thank goodness.""

"But there's another issue.""

I looked at her.

"What now?""

"The lender received a valuation report.""

"From whom?""

"An independent appraiser.""

Rebecca opened her phone and showed me the report.

The document listed the property at $12.4 million.

It also contained photographs of the mansion, the guesthouse, the gardens, and the indoor pool.

But what caught my attention was the final page.

There was a handwritten note.

*Owner likely willing to relocate. Property can be delivered vacant within 30 days.*

I read it twice.

Then I looked at Daniel.

"Who told them I was willing to relocate?""

He shook his head.

"Not me.""

Lorraine looked away.

Rebecca zoomed in on the note.

"There's a second notation.""

She enlarged the image.

*Family residence to be retained by Daniel Hale following acquisition.*

Claire covered her mouth.

"What does that mean?""

Rebecca answered carefully.

"It suggests that the proposed buyer was being told Daniel would remain in the property after the transaction.""

I turned toward my son.

"Did you know?""

Daniel looked at me.

"I thought we'd still be able to live here.""

"Even if someone bought it?""

"Victor said the new owners would lease it back to us.""

I stared at him.

"You were willing to let a stranger buy my house so you could rent it?""

He looked devastated.

"I didn't think you'd lose anything.""

I almost laughed.

"Daniel, I would have lost my home.""

He bowed his head.

"I know.""

"No. You don't.""

For a moment, the only sound was the wind moving through the trees.

Then Lorraine spoke.

"This is all being misunderstood. The arrangement was intended to protect everyone.""

Rebecca turned toward her.

"Mrs. Whitmore, who was the proposed buyer?""

Lorraine's expression became guarded.

"I don't know.""

"Your company was listed as the transfer recipient.""

"I was only facilitating the process.""

"Then you should have no problem identifying the intended purchaser.""

Lorraine folded her arms.

"I don't have to answer your questions.""

"Not to me. But you may have to answer them to investigators.""

Victor suddenly stepped toward the guesthouse door.

"I'm done with this.""

Rebecca raised her voice.

"Mr. Lang, please stay.""

He ignored her.

Daniel moved in front of him.

"Victor, wait.""

Victor stopped.

"Move.""

"Tell me the truth. Who was buying the house?""

Victor looked at Daniel with open contempt.

"You really don't know?""

"Who?""

Victor gave a short laugh.

"Your mother-in-law told me the buyer was already lined up.""

Lorraine's face went white.

Claire stood.

"Who was it, Mom?""

Victor looked from Claire to Lorraine.

Then he said a name.

"Evergreen Residential Partners.""

Rebecca immediately searched the name on her phone.

I watched her expression change.

"What is it?"" I asked.

She turned the screen toward me.

Evergreen Residential Partners was a real estate investment company with offices in New York and Connecticut.

Its website advertised luxury residential acquisitions.

But the registered managing director was a man whose name I recognized.

Arthur Whitmore.

Lorraine's husband.

I slowly looked at her.

"Your husband?""

Lorraine didn't answer.

Claire stared at her mother.

"Dad was involved?""

Lorraine shook her head.

"He knows nothing about this.""

Victor laughed.

"That's funny. I had dinner with him last Thursday.""

Lorraine turned toward him.

"Shut your mouth.""

Rebecca stepped forward.

"Mr. Lang, what did Mr. Whitmore discuss with you?""

Victor looked at Lorraine.

Then at Daniel.

Then back at Rebecca.

"Arthur wanted the property acquired before the end of the year. He said the land alone was worth a fortune.""

I felt a chill.

The mansion sat on seven acres in one of Greenwich's most desirable neighborhoods.

A developer could divide the land, subject to zoning and approvals, and make an enormous profit.

But there was something else.

"Why did he need the house transferred into Lorraine's company first?"" I asked.

Victor shrugged.

"To make the transaction easier.""

"That doesn't answer my question.""

He hesitated.

Then he said something that made Rebecca's expression turn grim.

"Because the buyer didn't want to deal with the trust.""

I stared at him.

"Why?""

Victor looked at me.

"Because the trust has restrictions.""

Rebecca slowly nodded.

"Restrictions that prevent the property from being sold without proper trustee authorization.""

Victor didn't respond.

Daniel sat down on the stone bench.

He looked sick.

Claire turned toward her mother.

"Did you and Dad plan to sell Margaret's house?""

Lorraine's eyes filled with tears.

Not tears of regret.

Angry tears.

"You don't understand what your father and I were trying to do.""

Claire shook her head.

"Then explain it.""

Lorraine looked toward me.

"Margaret, you need to understand something. Your son has been struggling. Your grandson deserves financial security. This house is worth more than most families will ever see in their lifetime.""

"And that makes it yours?""

"No!""

"Then why did you try to take it?""

Lorraine's face tightened.

"I was trying to help my daughter.""

I looked at Claire.

"By putting her name on a forged power of attorney?""

Claire began crying.

"Mom, stop.""

Lorraine reached toward her.

Claire stepped away.

"Don't touch me.""

For the first time, Lorraine seemed to realize she had lost control of the room.

Rebecca received another phone notification.

She read it, then looked up.

"Margaret, there's been a development.""

"What?""

"The bank has provided a copy of the original loan application.""

"And?""

Rebecca hesitated.

"The application contains a second signature.""

I felt my stomach tighten.

"Whose?""

She turned the screen toward me.

The name was clearly printed beneath the signature.

*Margaret Hale.*

But this time, the signature wasn't merely similar to mine.

It was nearly perfect.

And beneath it was a handwritten statement:

*I voluntarily authorize Daniel Robert Hale to use the Greenwich estate as collateral for the requested financing.*

I stared at the sentence.

Then I looked at Daniel.

He looked at the signature.

His lips parted.

"Mom, I never saw that.""

Rebecca's voice was quiet.

"Someone didn't just attempt to transfer your property, Margaret.""

She pointed to the authorization.

"Someone also attempted to make it appear that you personally approved your son's use of the estate as collateral.""

May you like

And then she added the words that changed everything.

"The signature appears to have been copied from a document you signed at the hospital.""
