Chapter 2: The Blue Folder

Lorraine recovered quickly.
At least, she tried to.
She straightened her linen jacket, adjusted her sunglasses, and walked into the living room as though she had simply discovered an unexpected guest at a hotel.
"Well," she said, placing her clipboard on the console table, "this is rather inconvenient.""
Rebecca didn't sit down.
"Mrs. Whitmore, I don't believe we've been introduced.""
Lorraine gave her a tight smile.
"There's no need for introductions. I'm Claire's mother.""
"Rebecca Sloan. I'm Margaret Hale's attorney.""
Lorraine's eyes flickered toward me.
"Yes. I gathered that.""
Daniel moved between us.
"Mom, can we speak privately?""
I gestured toward the empty sofa.
"We can speak right here.""
"Not in front of everyone.""
"Why not? You had no problem discussing my departure in front of your wife.""
Claire's cheeks reddened.
"Margaret, please. Ethan's party is in a few hours.""
I looked at her.
"I know. I helped organize it.""
She pressed her lips together.
Rebecca placed her briefcase on the coffee table.
"Before we discuss the birthday celebration, I believe we should address a more pressing matter.""
Lorraine immediately interrupted.
"Whatever this is, it can wait.""
Rebecca turned toward her.
"I'm afraid it cannot.""
She opened the briefcase and removed three documents.
The first was a certified copy of the trust agreement.
The second was the recorded property deed.
The third was a preliminary report from the Greenwich land records office.
Rebecca arranged them carefully on the table.
Daniel glanced down.
"What are those?""
"Documents concerning the ownership of this property," Rebecca replied.
He frowned.
"Mom owns the house. Everyone knows that.""
"Your mother is the sole trustee of the Hale Family Trust, which holds legal title to the estate.""
Daniel looked confused.
"What's the difference?""
"The difference," Rebecca said evenly, "is that you have no ownership interest in this property.""
Lorraine gave a dismissive laugh.
"That's ridiculous. Margaret has always said this house was for Daniel and Claire.""
I looked directly at her.
"I said it was for my family to live in. I never said it belonged to them.""
"Well, that's a rather technical distinction.""
"Property ownership usually is.""
Lorraine's smile disappeared.
Rebecca opened the third document.
"On October 28, an application was submitted to the Greenwich land records office requesting the transfer of this estate from the Hale Family Trust to Whitmore Estate Holdings LLC.""
Daniel blinked.
"Whitmore?""
Claire turned toward her mother.
"Mom?""
Lorraine lifted her chin.
"I have no idea what she's talking about.""
Rebecca slid a page across the table.
"Perhaps this will refresh your memory.""
Lorraine didn't touch it.
The document bore the name of the company she had registered eight months earlier.
Beneath it was a signature that supposedly belonged to me.
My name was written in black ink.
Margaret Hale.
The signature looked almost perfect.
Almost.
"That's not my signature," I said.
Daniel leaned forward.
"Maybe it's just some paperwork mistake.""
Rebecca looked at him.
"Mr. Hale, the application included a notarized authorization, a special power of attorney, and an affidavit stating that your mother had voluntarily approved the transfer.""
Daniel's expression changed.
"Who submitted it?""
"That's one of the questions we're investigating.""
Lorraine folded her arms.
"This is absurd. I have nothing to do with any of this.""
Rebecca remained calm.
"Then you should have no objection to explaining why your company was listed as the proposed recipient.""
Lorraine's face tightened.
"My company?""
"Whitmore Estate Holdings LLC.""
"That's a legitimate business.""
"I didn't say it wasn't. I asked why it appears in a property transfer application involving an estate you do not own.""
Lorraine turned toward Claire.
"Your mother-in-law is making accusations.""
I looked at Rebecca.
"Have you told them about the filing rejection?""
"Not yet.""
Daniel rubbed his forehead.
"Can somebody explain what's actually happening?""
Rebecca took another sheet from the folder.
"The land records office flagged the application because the authorization contained inconsistencies. The notarial details did not match the information on the original document, and the supporting power of attorney had not been properly verified.""
Daniel stared at the papers.
"So the house wasn't transferred?""
"No," Rebecca replied.
"The attempted transfer was not accepted.""
I watched Lorraine carefully.
She had stopped looking at the documents.
Instead, her eyes kept moving toward the front entrance.
As though she were considering leaving.
Rebecca noticed it too.
"Mrs. Whitmore, I would advise you to remain here while we clarify your involvement.""
Lorraine laughed sharply.
"Are you threatening me?""
"No. I'm informing you that we have preserved the submitted paperwork and notified the appropriate authorities about the suspected forgery.""
The room went silent.
From outside came the sound of workers unloading balloons.
A child's laughter floated through the open doorway.
The contrast was almost unbearable.
My grandson's birthday was being prepared in the garden while the adults inside discovered that someone had tried to steal his grandmother's home.
Daniel finally turned toward me.
"Mom, why didn't you tell me?""
I stared at him.
"About what?""
"About the property transfer.""
"Because I only learned about it two days ago.""
"But why would anyone do something like that?""
I let the question hang.
Then I glanced at Lorraine.
"That's what I'd like to know.""
Lorraine snapped her clipboard shut.
"This conversation is over.""
Rebecca didn't move.
"Not quite.""
"Excuse me?""
"We have another document.""
She removed a photocopy from the folder.
"This is the power of attorney that was submitted with the application.""
Claire stepped closer.
"What does it say?""
Rebecca placed the document on the table.
"It claims that Margaret authorized an individual to manage the trust and execute property transactions on her behalf.""
I felt my stomach tighten.
"I never granted anyone that authority.""
"I know," Rebecca said.
Daniel studied the paper.
"Whose name is that?""
Rebecca turned it so everyone could see.
The name appeared beneath the signature line.
*Claire Hale.*
For a moment, nobody spoke.
Then Claire took a step backward.
"That's impossible.""
Lorraine immediately reached for her arm.
"Claire, don't touch anything.""
But Claire wasn't looking at her mother.
She was staring at the paper.
"That's my name.""
Rebecca nodded.
"Yes.""
"I didn't sign this.""
"Then we'll need to establish who did.""
Daniel looked at his wife.
"Claire?""
She shook her head quickly.
"I swear I didn't.""
Lorraine released her arm.
"This is some kind of setup.""
Rebecca raised an eyebrow.
"By whom?""
Lorraine's mouth opened.
Then closed.
I leaned back in my chair.
For the first time that morning, I felt something other than hurt.
I felt suspicion.
Because Claire's name appeared on the document, but the person who seemed most afraid was her mother.
"Rebecca," I said, "what exactly would this power of attorney have allowed?""
Rebecca looked at me.
"Had it been accepted, the named representative could have signed certain documents on behalf of the trust, subject to the authority described in the instrument. The application was designed to create the appearance that you had consented to the transfer.""
"And the recipient?""
"Whitmore Estate Holdings.""
Daniel's face turned pale.
He looked at Lorraine.
"Why would you want the house?""
Lorraine gave him a wounded expression.
"Daniel, how dare you?""
"Answer the question.""
"I was trying to protect your family's future.""
"By taking my mother's house?""
"Don't be ridiculous.""
Claire finally spoke.
"Mom, what is Whitmore Estate Holdings?""
Lorraine turned sharply.
"It's a property investment company.""
"Since when?""
"That's none of your concern.""
Claire's eyes filled with confusion.
"Why is my name on a power of attorney?""
Lorraine took a breath.
"Because your mother-in-law has been making everyone uncomfortable for years, and someone needed to make practical arrangements.""
I felt a cold chill move through me.
"Practical arrangements?""
Lorraine looked at me.
"Margaret, you're sixty-eight years old. You don't need a twenty-two-room mansion. You live alone in a house that costs a fortune to maintain.""
"I don't live alone. Your daughter and my son live here.""
"Exactly. And they have a child to raise.""
I leaned forward.
"Then why didn't you ask me to sell the property?""
Lorraine's eyes narrowed.
"Because you would have said no.""
"That's correct.""
She gave a frustrated sigh.
"See? This is why people find you impossible.""
Rebecca stepped forward.
"Mrs. Whitmore, I suggest you stop discussing motives and allow the investigation to establish what happened.""
Lorraine grabbed her clipboard.
"I'm leaving.""
Rebecca's voice remained firm.
"That's your decision. But the documents will be referred for forensic examination, and any further communication about the property should go through my office.""
Lorraine marched toward the hallway.
Then she stopped beside Claire.
"Come with me.""
Claire didn't move.
"Mom, I need to understand what's happening.""
"You don't need to understand anything. You need to get ready for your son's birthday.""
Claire glanced at the papers.
Then at me.
"Margaret, I really didn't know about this.""
I wanted to believe her.
But the name on that document had made everything more complicated.
"Then I hope you tell the truth," I replied.
She lowered her eyes.
Daniel walked over to Rebecca.
"Can I see the original?""
Rebecca handed him the certified copies.
He read them slowly.
Then he looked at me.
"Mom, this is serious.""
I almost smiled.
"Yes, Daniel. It is.""
He swallowed.
"I didn't know Lorraine was doing anything like this.""
"Did you know she was asking about the trust?""
He hesitated.
"What?""
"Did she ever ask you about the ownership structure? The deed? The company?""
Daniel looked uncomfortable.
"She asked a few questions.""
"What questions?""
"She wanted to know whether the house was in your name.""
I sat very still.
"And what did you tell her?""
"That you had set up some kind of trust.""
"Did you tell her who controlled it?""
He looked down.
"I don't remember.""
Rebecca made a small note.
I watched my son carefully.
"Daniel, did you give Lorraine any of my documents?""
"No.""
"Did you give her access to my study?""
"No.""
"Did you give her keys?""
He looked away.
The silence answered before he did.
"She had a spare key," he finally admitted.
"Why?""
"She was helping Claire with the party.""
I looked toward the front door.
The key.
The study.
The property documents.
Suddenly, I remembered something.
Three months earlier, I had returned from a weekend in Boston to find the bottom drawer of my desk slightly open.
I had assumed the housekeeper had been looking for printer paper.
But now I wondered.
"Rebecca," I said, "I need you to check whether anyone accessed the trust's original records.""
"Of course.""
Daniel frowned.
"Mom, are you saying someone came into your office?""
"I'm saying I want to know.""
Before Rebecca could answer, a small voice came from the staircase.
"Grandma?""
I turned.
Ethan stood on the second step wearing blue dinosaur pajamas.
His hair was messy, and he was holding a stuffed shark.
He looked at the adults in the room.
Then he noticed the cake boxes outside.
"Is my birthday party still happening?""
My heart broke.
I immediately stood.
"Of course, sweetheart.""
He came running toward me.
I knelt and opened my arms.
He wrapped both arms around my neck.
"Mom said you might not be here today.""
I closed my eyes.
"Well, I'm here now.""
He pulled back.
"Are you coming to see my pirate cake?""
"I wouldn't miss it.""
He grinned.
Then he noticed the blue folder.
"What's that?""
"Just some grown-up paperwork.""
He frowned.
"Is somebody in trouble?""
I brushed his hair away from his forehead.
"Some things need to be explained before we can have a celebration.""
He seemed satisfied.
"Can we still play treasure hunt?""
I smiled.
"Absolutely.""
Daniel watched us without speaking.
For a moment, I saw the little boy he had once been.
Then his phone vibrated.
He looked at the screen.
His face changed.
"What's wrong?"" Claire asked.
Daniel didn't answer.
He turned the phone toward her.
A message had arrived from an unknown number.
It contained a photograph.
The photograph showed the front page of the attempted property transfer.
Beneath it was a short sentence.
*STOP ASKING QUESTIONS ABOUT THE SIGNATURE. YOU HAVE NO IDEA WHO ELSE IS INVOLVED.*
Daniel looked at Rebecca.
"Who sent this?""
Rebecca took the phone.
Her expression hardened.
Then she examined the number.
"I think," she said slowly, "we've just discovered that this attempted transfer may involve someone beyond Mrs. Whitmore.""
And before she could explain, Daniel's phone vibrated again.
May you like
This time, the message contained a photograph of my study.
Taken from inside the house.
