Chapter 7: The Deal He Made Behind My Back

I read the agreement six times before I could accept what it said.

Derek Miller had promised my mother's controlling interest in the Hawthorne Building to Victor Hale in exchange for settling the debts of DM Consulting.

Six months earlier.

Before Emma existed outside my body.

Before I knew there was a $185,000 credit facility attached to my name.

Before Derek threw fifteen dollars onto our kitchen counter and walked out while I was in labor.

My husband hadn't merely hidden financial problems from me.

He had apparently made a deal involving property he didn't own.

And he'd expected me to sign a document that might help him carry it out.

“Rachel,” I whispered.

She was beside me before I finished saying her name.

“What happened?””

I turned the laptop toward her.

She read the agreement silently, her expression growing darker with every line.

When she reached the signatures, she sat back.

“Oh, my God.””

“Is it real?””

“I don't know, Claire. But that's Derek's signature.””

“I know.””

Rachel looked at the document again.

“Who sent this?””

“I don't recognize the email address.””

“Don't reply.””

“I wasn't going to.””

“Good. Send everything to Evelyn. And make copies.””

My hands were shaking so badly that I nearly dropped the phone while photographing the screen.

I forwarded the email, attached the images, and wrote a short message explaining what I'd received.

Evelyn called within four minutes.

“Claire, I've reviewed the attachment.””

“Is it real?””

“I can't authenticate it from a photograph, but the format resembles a preliminary agreement we've seen referenced in the estate correspondence.””

“So you knew Derek might be involved?””

“We knew someone had approached him about the property. We did not know that he had signed an agreement containing these terms.””

I looked at Emma, who was sleeping in her bassinet beside the bed.

“Can he give Victor Hale my inheritance?””

“No. Derek cannot transfer your ownership interest simply by promising to do so. Whether he has committed fraud, breached another agreement, or made a misleading representation depends on the complete facts and applicable law. We need the original document and the surrounding correspondence.””

“Then why is he trying to get my signature?””

“Because a signed authorization could make it easier for him to represent that you consent to the transaction. It would not automatically validate everything, but it could create a serious legal problem.””

My stomach twisted.

“He told me the agreement was about protecting our family.””

“Claire, do not sign it. Do not confront Victor Hale. And do not tell Derek what evidence you've received until your lawyer advises you.””

I nodded, even though she couldn't see me.

“What's the next step?””

“I've contacted an independent attorney who handles estate disputes and financial misconduct. She'll meet with you today if you're well enough. If you need more time to recover, we can begin with a remote consultation.””

“I want to meet her.””

“Are you certain? You've just given birth.””

I looked down at my daughter.

“I can rest afterward. But I can't keep letting him make decisions that affect our lives while I sit here hoping he'll tell me the truth.””

Evelyn was quiet for a moment.

“Your mother would recognize that determination.””

I swallowed hard.

“Please don't say that. I'll start crying again.””

“Then I'll keep this brief. Her name is Natalie Brooks. I'll send you her details.””

After the call, Rachel closed the laptop.

“You're not going anywhere without me.””

“I know.””

“And you're not answering Derek.””

“I know.””

“And you're eating something before you try to investigate the entire financial system.””

Despite everything, I laughed.

“Are you always this bossy?””

“Only when my sister's husband tries to sell her inheritance behind her back.””

A nurse entered to check my recovery and review the discharge instructions. She examined me, asked about my pain, and reminded me to seek immediate medical attention for warning signs such as heavy bleeding, fever, severe headache, or worsening abdominal pain.

When she asked whether I had support at home, Rachel answered before I could.

“She'll be staying with me.””

The nurse nodded approvingly.

“Good. You'll need help with the baby while you recover.””

For once, I didn't feel embarrassed about needing someone.

I was tired of proving I could manage everything alone.

By early afternoon, Rachel had packed our belongings, arranged the car seat, and settled Emma into the back seat.

As we drove toward her house, my phone rang.

Derek.

I let it go to voicemail.

He called again.

Then he sent a message.

You need to stop this before you destroy everything.

I stared at the screen.

Another message arrived.

Victor is not someone you want to make an enemy of.

I felt a chill move through me.

I forwarded both messages to Evelyn and put the phone away.

Rachel glanced at me.

“What did he say?””

“He warned me about Victor.””

“That's convenient. Your husband makes a deal with the man challenging your mother's estate, and now he's worried you'll upset him.””

I looked out the window.

“Maybe Derek owes him more than we know.””

“Then that's Derek's problem.””

I wished I could believe it was that simple.

But the agreement suggested that Derek's financial problems and my mother's property dispute were connected in ways neither Evelyn nor I fully understood.

And if Victor Hale believed he had a claim to the Hawthorne Building, he might not simply walk away because Derek's promise turned out to be invalid.

At Rachel's house, I settled onto the guest bed while she arranged Emma's things in the nursery she'd once prepared for her own future child.

She had never married, and the room had spent years as a storage space.

Now it contained a bassinet, a changing table, and a stack of folded baby blankets.

“I never thought I'd use this room like this,” she said, standing in the doorway.

“I'm sorry.””

She turned sharply.

“Stop apologizing for needing help.””

I smiled weakly.

“It's a habit.””

“Then let's break it.””

At three o'clock, Natalie Brooks arrived.

She was in her forties, with dark hair cut just above her shoulders and a calm, direct manner that made me feel she would never confuse politeness with agreement.

She sat across from me at Rachel's dining table and opened a notebook.

“Claire, I've reviewed the documents Evelyn sent. Before we discuss the property, I need to understand your relationship with Derek's company.””

“I've never worked for it. He started DM Consulting two years ago. He said it was for independent projects outside his main job.””

“Did you ever invest money in it?””

“No.””

“Did you ever authorize him to borrow money in your name?””

“Not knowingly.””

“Did you sign documents related to household finances without reading them?””

I hesitated.

“Yes.””

Natalie nodded without judgment.

“That's important information. It doesn't prove you consented to this particular credit facility. We'll need to obtain the lender's original application, verification records, and any documents bearing your signature.””

“What about the agreement with Victor Hale?””

“First, we need to authenticate it. Then we need to determine what it was intended to accomplish, whether any consideration changed hands, and whether Derek had authority to make the representations contained in it.””

“Could he have sold my property without my permission?””

“Not simply by signing that document. But he may have exposed himself and potentially you to legal complications. We'll investigate before reaching a conclusion.””

I took a shaky breath.

“Can I lose the Hawthorne Building?””

“Your mother's trust appears to provide substantial protections, but no lawyer can promise an outcome before reviewing the complete title records and the disputed agreement. Our immediate priority is preventing you from signing anything that could compromise your position.””

Natalie slid a document across the table.

“This is an authorization allowing me to communicate with the estate attorney and request records on your behalf. Read it carefully. Ask questions about anything you don't understand.””

I read every line.

For the first time in years, I refused to sign something simply because a person I trusted told me to.

When I finished, I looked up.

“This only authorizes you to obtain information and advise me. It doesn't transfer any property or give you control over my accounts.””

“Correct.””

“And it doesn't authorize Derek to act for me.””

“Correct.””

I signed.

The pen felt heavier than it should have.

Not because the document was complicated, but because I was finally making a decision without wondering whether Derek would approve.

Natalie collected the pages.

“Now, I want to ask about Victor Hale. Have you ever met him?””

“No.””

“Has Derek mentioned him at home?””

“A few times. He said Victor was a wealthy investor who could introduce his company to major clients.””

“Did Derek ever discuss a dispute involving the Hawthorne Building?””

“No.””

Natalie made a note.

“Did your mother ever mention Victor?””

“Not to me.””

She nodded.

“We'll investigate the connection.””

Then my phone rang again.

An unknown number.

Natalie raised her hand.

“Don't answer it yet. Let it go to voicemail.””

I obeyed.

A message appeared almost immediately.

Claire, this is Victor Hale. We need to speak privately about the Hawthorne Building. Your husband has given you an incomplete picture of our agreement.

Natalie read the message over my shoulder.

Her expression changed.

“Did you give him your number?””

“No.””

“Did Derek?””

“Probably.””

She reached for her notebook.

“Don't respond. I'll contact the estate attorney and determine whether there's a legitimate reason for him to communicate with you directly.””

I stared at the message.

Your husband has given you an incomplete picture.

It was a strange thing to say when Derek had apparently hidden the entire agreement from me.

Before Natalie could continue, another message arrived.

If you want to understand why your mother fought so hard to keep the building, ask what happened to the original ownership records in 2021.

I felt the blood drain from my face.

“What happened in 2021?”” I whispered.

Natalie leaned forward.

“Claire, do you know?””

I shook my head.

“No.””

I looked at the screen again.

Victor Hale had not simply discovered my inheritance.

May you like

He knew something about my mother.

And whatever had happened to the original ownership records might be the reason Derek had risked everything to get my signature.
