Chapter 9: The Betrayal in the Deed

I didn't sleep that night.

The photograph of the deed remained open on my kitchen table.

Every time I looked at it, I saw Daniel's name.

My son.

The little boy who used to hide behind my legs whenever Frank raised his voice.

The teenager who once sold his bicycle to buy me flowers after I had been sick.

The man whose wedding I had helped pay for.

His signature appeared beneath a document that could have taken my home away from me.

At seven the next morning, I called Thomas.

He answered before the second ring.

"Eleanor?""

"I need you to look at something.""

I sent him the photograph Madison had provided.

There was a long silence.

Then he said, "Where did you get this?""

"Madison.""

"Is the original available?""

"I don't know.""

"Eleanor, don't confront Daniel until we've examined it.""

I closed my eyes.

"Thomas, his signature is on it.""

"I understand. But we need to establish whether the document was ever submitted or registered.""

"Can someone transfer my house without me knowing?""

"Not lawfully. A deed generally requires proper execution and authentication, and the relevant property records must be checked. A forged document does not become valid simply because someone files it.""

I looked toward the hallway.

"Please check immediately.""

"I will.""

After the call, I sat at the table.

At eight-thirty, Daniel arrived.

He looked as though he hadn't slept either.

"Mom?""

I held up the photograph.

He stopped walking.

"What is that?""

I didn't answer.

He came closer.

When he saw the document, his face changed.

"Where did you get this?""

"Madison showed it to me.""

He picked up the phone.

His eyes moved across the page.

Then he shook his head.

"No.""

I watched him.

"Daniel, is that your signature?""

He looked at me.

"No.""

"Are you certain?""

"Absolutely.""

He placed the phone on the table.

"Mom, I never signed this.""

I felt my shoulders relax slightly.

"Then how did your name get there?""

"I don't know.""

He looked again.

"Wait.""

He enlarged the image.

Then he pointed to the signature.

"That's not mine.""

I leaned closer.

"What do you mean?""

"Look at the D. I always make the first stroke differently.""

He took a pen from the counter and signed his name on a piece of paper.

Then he placed it beside the photograph.

The difference was obvious.

The signature on the deed was an imitation.

I released a breath.

Daniel sat down.

"Someone forged my signature too.""

I nodded.

He looked at me.

"Mom, I swear I didn't know about this.""

I believed him.

At least, I wanted to.

He rubbed his hands together.

"Vanessa asked me to sign some paperwork last month. She said it was for the condominium.""

"What paperwork?""

"She brought a stack of pages home. She said Madison needed help with the purchase.""

"Did you sign them?""

"No. I told her I wanted to read everything first.""

He paused.

"She got angry.""

"What did she say?""

"She said I never trusted her. Then she put the papers away.""

I looked at the deed again.

"Could she have copied your signature from somewhere?""

Daniel nodded.

"Probably. My signature is on hundreds of documents around the house.""

I felt a deep sadness settle over me.

"Daniel, this isn't just about money anymore.""

"I know.""

He looked at the document.

"She's been using us.""

I didn't answer.

Then he asked, "Where is Vanessa now?""

"I don't know.""

He pulled out his phone and called her.

The call went to voicemail.

He tried again.

No answer.

Finally, he sent a message.

We need to talk. Come home.

A few minutes later, his phone buzzed.

Vanessa had replied.

I'm not coming back until Eleanor stops threatening everyone.

Daniel read it aloud.

Then he looked at me.

"She thinks you're threatening her.""

I shook my head.

"Your mother and I never threatened anyone when we built our business. We simply refused to sign documents we didn't understand.""

He looked down.

"Mom, I need to tell you something.""

I waited.

"Vanessa has been moving money between accounts for months.""

"How much?""

"I don't know.""

"Daniel.""

He took a breath.

"At least seventy thousand dollars.""

I stared at him.

"Where did it come from?""

"Our joint savings. Money I had put aside for retirement. Some of it came from a small inheritance my father left me.""

My heart sank.

"Frank's inheritance?""

Daniel nodded.

"She said she was investing it.""

I closed my eyes.

Frank had left our son a modest amount of money, separate from the business.

It wasn't enormous, but it was meant to give him security.

"Did you know where she invested it?""

"No.""

"Did you ask?""

"Yes. She said she would show me the paperwork.""

"And did she?""

He shook his head.

I reached for his hand.

"Daniel, I'm sorry.""

He looked at me.

"Why are you sorry?""

"Because I should have noticed something was wrong.""

He shook his head.

"Mom, this isn't your fault.""

For the first time in days, I felt tears gather in my eyes.

My son was hurting.

My granddaughter was frightened.

And the woman I had welcomed into our family had apparently been using our trust as a source of financing.

At eleven, Thomas called.

"Eleanor, I've checked the property records.""

I sat straighter.

"And?""

"There is no completed transfer of ownership. Your home remains registered in your name.""

I closed my eyes.

"Thank God.""

"But we found something else.""

"What?""

"The deed was submitted to a title company for preliminary review. It was not recorded because the notary verification failed.""

"Why?""

"Because the notary whose details appear on the document has denied witnessing the signatures.""

I looked at Daniel.

"Who was the notary?""

Thomas gave me a name.

I didn't recognize it.

"Did they speak with Vanessa?""

"Yes. The notary says Vanessa contacted their office asking whether they could authenticate a document without the property owner being physically present.""

My stomach tightened.

"And what did they say?""

"They refused.""

I felt sick.

"So she found someone else?""

"Apparently.""

Thomas paused.

"We've also identified Laura Bennett.""

"Who is she?""

"She is a business associate of Richard Caldwell. Her company has been involved in several property transactions.""

I stared at the wall.

"Is she connected to Vanessa's boutique?""

"Yes. She was listed as a private investor.""

I thought about the forty-thousand-dollar transfer.

The mysterious company.

The property deed.

Everything was beginning to connect.

"Thomas, what does Laura Bennett want?""

"That's still unclear. But there's evidence that she expected to receive a portion of the proceeds from the condominium transaction.""

"How much?""

"Approximately sixty thousand dollars.""

I felt a chill.

"So Vanessa wasn't simply trying to pay her debts.""

"No. There may have been a separate arrangement.""

He promised to send me the details.

After ending the call, I looked at Daniel.

"Your wife may have been working with Caldwell and Bennett.""

Daniel covered his face.

"I don't understand.""

"Neither do I.""

He stood abruptly.

"I'm going to find her.""

"Daniel, don't.""

"I can't sit here while she does this.""

"Let Thomas handle the legal side.""

He looked at me.

"She's my wife.""

"I know.""

"And she's been lying to me.""

I took a breath.

"Then you need to decide what you're going to do about that. But don't let anger make you careless.""

He nodded reluctantly.

At two o'clock, Madison arrived.

She looked frightened.

"Grandma, Mom knows I showed you the deed.""

I stood.

"How?""

"She found out I took pictures of her tablet.""

"Did she contact you?""

Madison nodded.

"She called me this morning.""

"What did she say?""

Madison looked toward Daniel.

"She said I had betrayed her.""

Daniel's jaw tightened.

"What exactly did she tell you?""

Madison began crying.

"She said if I didn't come home and delete everything, she'd tell everyone I was the one who arranged the condominium purchase.""

I looked at her.

"Did you arrange it?""

"No. Mom handled everything.""

"Did you sign the purchase agreement?""

Madison nodded.

"Yes.""

"Then we need to be honest about your part in this.""

She lowered her head.

"I know.""

Daniel stepped forward.

"Madison, did your mother ever ask you to sign any other documents?""

She hesitated.

Then she reached into her handbag.

"I found something.""

She placed a folded paper on the table.

It was a handwritten note.

The writing belonged to Vanessa.

I recognized it immediately.

The note read:

Madison — If anything goes wrong, tell them Grandma approved the funds verbally. Don't mention Laura. Don't show anyone the original emails. We will explain everything after closing.

I stared at it.

Daniel took the paper.

His face turned red.

"She wrote this?""

Madison nodded.

"I found it inside her planner.""

I looked at my granddaughter.

"Why did you bring it here?""

She swallowed.

"Because I don't want to lie anymore.""

For a moment, I didn't know what to say.

Then I pulled out a chair.

"Sit down.""

She did.

I sat beside her.

"Madison, telling the truth now doesn't erase what happened before. But it's the only way we can begin to understand how far this has gone.""

She nodded.

Daniel paced across the kitchen.

Then his phone rang.

He looked at the screen.

Vanessa.

He answered and put it on speaker.

"Where are you?"" he asked.

Her voice was sharp.

"I'm at the house.""

"Then come here.""

"No.""

"Vanessa, we need to talk.""

"I know what this is about. Eleanor has turned everyone against me.""

I leaned toward the phone.

"Vanessa, I haven't turned anyone against you.""

She laughed bitterly.

"You've been threatening lawyers and making accusations.""

"Someone used my name to apply for a three-hundred-thousand-dollar loan.""

Silence.

Then she said, "You don't understand the circumstances.""

Daniel closed his eyes.

"Vanessa, did you forge my signature?""

Another silence.

"Daniel, I did what I had to do.""

His face went pale.

"That's not an answer.""

"I was trying to protect this family.""

"By stealing from us?""

"Don't be dramatic!""

I spoke calmly.

"Did you try to transfer my house?""

Her voice changed.

"That was a temporary arrangement.""

I felt my hands go cold.

"A temporary arrangement?""

"We needed security.""

"You had no right.""

"You were going to sell the house anyway!""

I stared at the phone.

"Who told you that?""

Vanessa didn't answer.

Then she said something that changed everything.

"Frank told me years ago that the property would eventually go to the family.""

I felt my chest tighten.

"My husband never gave you permission to take my house.""

"He promised the family would be taken care of.""

"That doesn't mean what you think it means.""

Vanessa's voice became louder.

"You've always had everything, Eleanor. You have the money, the house, the investments. Daniel and I have struggled for years, and you sit there pretending you don't see it.""

I looked at my son.

He was staring at the phone as if he no longer recognized the voice coming from it.

I answered quietly.

"Vanessa, Frank and I worked for everything we have.""

"And now you're going to let your own family suffer?""

"Your financial problems are not my responsibility.""

She began shouting.

"Then I hope you're happy when everything falls apart!""

The call ended.

Nobody moved.

Daniel slowly lowered his phone.

Then he looked at me.

"Mom, there's something I haven't told you.""

I waited.

He swallowed.

"Three months ago, Vanessa asked me to sign a document giving her permission to manage some of our joint assets.""

"Did you sign it?""

"No.""

He hesitated.

"She told me the document was only temporary. I refused because I wanted our accountant to review it first.""

I nodded.

"Good.""

"But she took my signature from another document and copied it.""

I felt sick.

"Daniel, you need to tell Thomas.""

"I will.""

He looked toward the window.

Then his phone buzzed.

A message from Vanessa appeared.

He opened it.

I watched his expression change.

"What is it?"" I asked.

He turned the screen toward me.

The message contained only one sentence.

You have until tomorrow morning to convince your mother to cooperate, or Laura will release the file that explains what really happened to Frank's last business sale.

I stared at the screen.

Frank's last business sale.

My husband had sold his final storage properties before he died.

The transaction had been straightforward.

Or so I'd always believed.

I looked at Daniel.

"What does Vanessa know about your father's last business sale?""

He shook his head.

"I don't know.""

But I suddenly remembered something.

Frank had once told me that he kept one final document separate from all the others.

A document he said I would need only if someone ever tried to take advantage of the family.

I had forgotten about it.

Now I wondered whether Vanessa knew it existed.

And whether the real reason she wanted my house had something to do with what Frank had left behind.
